Step One: Getting Ready to List
Now that you’ve decided to sell your home, the first step is to get together for a pre-listing appointment. During our meeting, we’ll walk through your home, discuss the best selling strategy for your unique situation, and go over your personalized seller’s package, which includes a comprehensive comparative market analysis. This will prepare us for our next meeting, where we’ll finalize the details and officially list your home.
Step 2: It's Go Time - The Listing Appointment
During this appointment, we’ll go over the Comparative Market Analysis and set the optimal listing price for your home. Once we’ve agreed on a strategy, we’ll sign the necessary paperwork to officially get your home on the market.
Step 3: Launching Your Marketing Campaign
This is where we put our plan into action. Your home will be officially listed on the Realtor’s MLS system, which automatically syndicates its information to hundreds of major real estate websites, including Zillow, Trulia, and Realtor.com.
From there, we’ll launch a comprehensive and aggressive marketing campaign to give your property maximum exposure. Our marketing efforts will include:

The first couple of weeks are typically the busiest, and this is when we’ll be hoping to receive an offer. After each showing, buyer’s agents will provide feedback, and I’ll be sure to share all of it with you. We’ll use this valuable information to make any necessary adjustments to our strategy.
Step Five: Offer, Acceptance, and Under Contract
The moment we’ve been working toward is here! When an offer comes in, we’ll carefully review and discuss all the details. I will guide you through the negotiation process, working to get you the best possible terms.
Once we reach a mutual agreement and you sign the final paperwork, your home is officially under contract. Congratulations—the finish line is in sight!
Step Six: The Home Inspection
Once your home is under contract, the buyers will schedule their home inspection. This part is easy for you—we’ll simply work with the buyer’s agent to find a convenient time for the inspection to take place.
After the inspection is complete, we’ll receive feedback from the buyer’s agent. We’ll discuss any requests they may have and respond to them together, ensuring your best interests are protected.
Step Seven: The Appraisal
With the home inspection behind us, the buyer’s mortgage lender will now order an appraisal of your home. We’ll coordinate a convenient time for the appraiser to visit the property. This step is crucial, as the appraisal determines the home’s value for the lender.
Note: This step is typically skipped if the buyer is paying with cash.
Step Eight: Closing the Sale
With the appraisal successfully cleared, the buyer’s underwriter will give us the official “clear to close.” This is the final green light! We’ll schedule a closing date, and all that’s left is for you to sign the final paperwork. A few signatures later, and your home is officially SOLD. Congratulations—you’ve done it!
Step 9: Closing Day – Welcome Home!
Congratulations, you’ve made it! Closing Day is here, and it’s time to celebrate. All the planning, searching, and paperwork have led to this moment – you’re just a few signatures away from officially owning your new home!
